If you’ve been watching the Treasure Valley market this month, you know that inventory in the North End and East Boise has tightened to sub-one-month levels. However, as a market strategist, my eyes are currently on the Central Rim.
For those looking for that elusive "sweet spot" between downtown accessibility and neighborhood charm, the Central Rim—specifically the pockets overlooking Ann Morrison Park—is currently offering a unique value proposition for both move-up buyers and savvy sellers.
The April 2026 Numbers (Central Rim & Boise Bench)
Median Sales Price: $542,000 (Up 1.2% from last month).
Inventory Levels: 1.8 months. While still a seller's market, this is slightly more "breathing room" than we are seeing in the core historic districts.
Builder Incentives: In the surrounding areas, we are seeing 2/1 rate buy-downs becoming the standard "closing gift" to help buyers offset the current 2026 interest rates.
Why the Central Rim is a "Hidden Pocket"
The Central Rim offers a diverse mix of mid-century gems and newer infill projects. The equity growth here has been consistent, largely because of its "un-blockable" views and the proximity to the Boise River Greenbelt.
The Lucky Dog Insight: Pet-Friendly Perks
If you are moving with four-legged family members, the Central Rim is hard to beat. Beyond the obvious access to Ann Morrison Park, check out the Peppermint Park area for a quieter, neighborhood-feel walk. It’s one of the few spots where you can get a "rim-view" walk without the heavy foot traffic of the more well-known trails.
The Strategy for April 23rd
For Sellers: If your home is on the Rim or in the nearby Bench neighborhoods, your "Days on Market" is currently averaging 14 days. Proper staging that highlights "lifestyle proximity" to the Greenbelt is currently yielding multiple-offer scenarios. For Buyers: Don't get discouraged by the lack of signs in yards. Much of the movement here is happening "off-portal."
